The cost of homes as measured by the Residential Property Price Index (RPPI) increased by 2.2% in the 12 months to June 2023, with prices in Dublin decreasing by 0.9% and prices outside Dublin up by 4.5%. The data is compiled based on house sales file with the revenue commissioners.
In county Tipperary the median house price is €200,000 – lower than all neighbouring counties where prices range from €230,000 in county Offaly to €318,000 in county Cork. Within county Tipperary an analysis by Eircode shows that the lowest house prices are in Roscrea at €164,000 to the highest in Cashel and Nenagh at €220,000.
House prices in the other Tipperary Eircode areas are €172,000 in Tipperary town, €185,000 in Thurles, €190,000 in Cahir, €193,000 in Carrick on Suir and €210,000 in Clonmel.
Nationally the most expensive Eircode area over the 12 months to June 2023 is Blackrock in Dublin with a median price of €735,000, while Ballyhaunis in Mayo had the least expensive price of €127,500.
Residential property prices of new dwellings in the second quarter of 2023 are up 11% compared to the corresponding quarter of 2022 – prices of existing dwellings show a 0.6% increase.
Nationally the median price of a dwelling purchased in the 12 months to June 2023 was €318,000. House prices are now 2.1% above the highest level at the peak of the property boom in April 2007
