The price of land has risen over the past two years according to a major survey conducted by the Farmers Journal.
In the Republic of Ireland, the average price of land for sale in 2021 was €11,966 per acre, which represents an increase of 33% on 2019.
A new type of buyer has emerged with business people buying land to rewild to offset carbon emissions.
There was a small number of non-farmer investors who buy land with the specific intention of leasing it to an active farmer and availing of tax relief on the lease income.
The most significant price increase was in Clare, up 94%.
In Tipperary, the average price of land surged 19% to €12,575 per acre.
2021 saw a decline in the amount of land for sale with a 15% drop in the number of farm sales recorded.
The average price of farmland fell in only five counties, Donegal, Kildare, Longford, Mayo and Waterford.
Mayo had the lowest average land price at €4,813 per acre.
